Dilapidation Reports

Detailed pre and post-construction condition reports that help protect property owners and manage construction risk.

Overview

A dilapidation report is your evidence before the dispute begins.

A dilapidation report (sometimes called a condition report, pre-construction condition survey, or baseline condition survey, depending on where you operate) is a formal, independently prepared condition assessment of a property, conducted before and after construction, remedial, or infrastructure works take place nearby.

The report creates a verified, timestamped baseline of any existing cracks, settlement, water damage, or structural movement. If a dispute arises once works are complete, the report is the definitive evidence that protects everyone involved.

AuditCo’s reports are prepared by qualified, independent inspectors with no commercial interest in the outcome, giving your report the credibility to stand up in court, insurance claims, and property disputes.

Report Components:

  • Photographic condition record: GPS-tagged, timestamped images of all existing defects
  • Written condition schedule: Room-by-room / element-by-element written assessment
  • Site plan & location reference: Annotated drawings showing defect locations
  • Independent inspector sign-off: Qualified, credentialed, no commercial conflict
  • Pre vs post comparison report: Side-by-side evidence for dispute resolution

Required before more works than most people realise

Remedial & rectification works

Waterproofing, facade repair, concrete rectification, structural underpinning, document the property before works start to protect both client and contractor.

Multi-unit and co-owned properties

Protect owners and building managers before any shared or lot-owner works commence (strata schemes in Australia, condominiums or leasehold arrangements elsewhere). Prevents costly disputes at completion.

Insurance risk surveys

Insurers, loss adjusters and underwriters commission pre-claim baseline surveys on properties adjacent to high-risk construction to protect against fraudulent claims.

Adjacent construction

Excavation, demolition, piling, or tunnelling near other properties. Often a required condition of local planning or development approval before works can proceed.

Infrastructure & civil works

Road upgrades, telecommunications and utility rollouts, and council or municipal works. Survey adjacent properties to document pre-existing conditions and limit liability exposure.

Tenancy fit-outs & commercial leases

Landlords and tenants both benefit from an independent condition report before fit-out works, protecting the bond and avoiding end-of-lease disputes.
